Completion Day: The Grand Finale of Your UK Property Transaction
Everything you need to know about completion day - when legal ownership transfers, funds are paid, and you finally get the keys to your new home.

What is Completion Day?
Completion Day is the official date agreed upon during the exchange of contracts when the legal ownership of the property formally transfers from the seller to the buyer. It's the point at which all outstanding funds are paid, and the property is effectively handed over. For sellers, it's the day their mortgage is paid off and they receive the net proceeds of the sale. For buyers, it's the day they become the legal owner and can finally move in.
The Pre-Completion Preparations
While the big event happens on Completion Day itself, a significant amount of preparation by your conveyancer occurs in the days and weeks leading up to it:
• Final Checks: Your solicitor will carry out last-minute solvency and Land Registry searches to ensure no unexpected changes have occurred since the exchange of contracts.
• Financial Statements: Both buyer's and seller's solicitors will prepare detailed 'completion statements'. These documents summarise all monies received, all payments made (including professional fees), and clearly show the final balance due to or from you.
• Mortgage Funds: If you are purchasing with a mortgage, your solicitor will have requested the full mortgage funds from your lender, ensuring they arrive in their client account in time for the completion day transfer.
• Logistics: You'll be finalising your packing, arranging removals, notifying utility companies of your move, and redirecting mail. Your solicitor will be coordinating with the estate agent regarding key handover.
What Happens on Completion Day Itself?
Completion Day usually unfolds in a specific sequence, driven by your respective solicitors:
Early Morning: Funds Readiness
Buyer's Solicitor: Ensures all the buyer's funds (personal contribution plus mortgage funds) are in their client account, ready for transfer.
Seller's Solicitor: Reviews the redemption statement for the seller's existing mortgage and prepares for the day's transactions.
Mid-Morning: The Fund Transfer
The buyer's solicitor electronically transfers the remaining balance of the purchase price to the seller's solicitor. This is typically done via CHAPS (Clearing House Automated Payment System) to ensure same-day transfer of large sums.
Late Morning/Early Afternoon: Confirmation and Key Release
Once the seller's solicitor confirms receipt of the completion funds, they immediately:
• Use the funds to pay off any outstanding mortgage on the property
• Authorise the estate agent to release the keys to the buyer
• Calculate the net proceeds due to the seller
Afternoon: Legal Transfer and Moving
At this point:
• Legal ownership of the property officially transfers from the seller to the buyer
• The buyer can collect the keys and begin moving in
• The seller must vacate the property by the agreed time (usually midday or early afternoon)
Typical Completion Day Timeline
9:00 AM - Final Preparations
Solicitors confirm all funds are ready and conduct final checks
11:00 AM - Fund Transfer
Buyer's solicitor transfers completion monies to seller's solicitor
12:00 PM - Confirmation
Seller's solicitor confirms receipt and authorizes key release
2:00 PM - Keys Released
Estate agent releases keys - you can start moving!
Post-Completion Tasks
While you're celebrating in your new home, your solicitor still has important work to complete:
1. Stamp Duty Land Tax (Within 14 days): Your solicitor calculates and pays SDLT to HMRC on your behalf
2. Land Registry Registration (Several weeks/months): New ownership registered at Land Registry with mortgage charge if applicable
3. Document Distribution (After registration): Title documents and completion certificates sent to buyer and lender
4. Final Statements (Within days): Final account statements and fund transfers to respective clients
What If There Are Delays?
While delays are frustrating, they can occur due to:
• Last-minute mortgage issues
• Problems with fund transfers
• Chain delays affecting other parties
• Technical problems with banks
Your solicitor will work tirelessly to resolve issues and keep you informed every step of the way, coordinating with removal companies and protecting your legal interests.
